Job Description

Position Overview

We are seeking a Facilities Maintenance Specialist to support the daily operations and upkeep of a 13-story commercial office building in downtown Knoxville. This is a hands-on role requiring technical aptitude, reliability, and a high standard for building maintenance and tenant satisfaction. The ideal candidate will be self-directed, solutions-oriented, and capable of executing routine, preventative, and on-demand maintenance tasks across a variety of systems and structures.


Key Responsibilities

Daily Duties

  • Restock all restrooms with paper products and soap
  • Inspect restrooms for plumbing leaks (toilets, sinks)
  • Monitor generator room for leaks, fuel levels, and irregularities
  • Clear debris from loading dock area
  • Inspect chiller room for proper equipment operation

Monday, Wednesday, Friday

  • Leaf blow perimeter of building and loading dock
  • Inspect rooftop perimeter for debris
  • Check building penthouse and elevator equipment rooms

Weekly

  • Mow and weed-eat small grass areas; blow clean (approx. 45 min/week)
  • Pull weeds in exterior flower beds
  • Identify and note hallway areas requiring touch-up paint
  • Clean and organize maintenance shop
  • Walk and inspect garage storage units
  • Check for blown bulbs and light outages in garage
  • Monitor compactor fullness and report if near capacity
  • Check tires and battery status on building golf cart

Monthly

  • Apply weed killer to designated areas
  • Inspect and maintain stair treads
  • Lubricate dock door tracks
  • Spray insecticide in garage and interior areas as needed

As-Needed / On-Demand Tasks

  • Perform minor electrical work (ballasts, receptacles, cabling)
  • Conduct basic plumbing repairs (flush valves, sinks, clogs)
  • Adjust thermostats throughout the building
  • Patch and repair sheetrock and ceiling tiles
  • Service and repair garage gates
  • Adjust door closures, hinges, and locksets
  • Travel to nearby owned properties for similar light repairs
  • Assist with post-construction cleanup
  • Escort and coordinate with third-party vendors
  • Conduct minor carpentry and flooring repairs
  • Replace water filters and air handler components

Qualifications

  • 3+ years of general maintenance or building systems experience preferred
  • Basic knowledge of electrical, plumbing, HVAC, and mechanical systems
  • Ability to operate tools, landscaping equipment, and lifts safely
  • Self-starter with the ability to work independently and troubleshoot on the fly
  • Strong attention to detail, time management, and communication skills
  • Valid driver’s license and willingness to travel to other local properties when needed
