Real Estate Development Analyst — Nashville, TN
Role summary
Support the full development lifecycle—from site selection through stabilization—by building pro formas, underwriting deals, coordinating due diligence, and preparing Investment Committee materials. You’ll work cross-functionally with acquisitions, design, construction, property management, and lenders/partners.
Key responsibilities
- Build and maintain detailed Excel pro formas for ground-up and value-add projects (multifamily, mixed-use, industrial, or office as applicable).
- Underwrite sites and capital structures (land basis, hard/soft costs, contingency, fees, lease-up, exit, JV waterfalls).
- Drive market research: rents/comps, absorption, pipeline, demographics, and supply/demand.
- Support site control & diligence: zoning, entitlements, environmental, surveys, geotech, and utilities.
- Coordinate RFPs and bids; track budgets, schedules, draw requests, and lender/partner reporting.
- Prepare clear IC memos, pitch decks, sensitivity/scenario analyses, and hold/sell recommendations.
- Track construction progress vs. budget & schedule; update sources/uses and returns.
- Maintain a comps and pipeline database; monitor municipal incentives and tax/fee changes.
- Partner with PM/leasing on lease-up strategy, unit mix/pricing, and ops handoff.
Qualifications
- 1–3+ years in development, acquisitions, RE finance, or related; internship experience counts.
- Advanced Excel (nested formulas, INDEX/MATCH/XLOOKUP, data tables); strong modeling instincts.
- Familiarity with Argus (lease analysis), Bluebeam/PlanGrid (nice-to-have).
- Comfort with construction budgets, schedules, and draw processes.
- Clear, concise writing and presentation skills for IC-ready materials.
- BA/BS in Finance, Real Estate, Econ, Engineering, or related; MSRED/MRE a plus.
