Job Title: Apartment Maintenance Technician

Pay: $18–$20/hr | Location: Oak Ridge / Oliver Springs, TN

Position Type: Full-Time | On-Site

About the Role

We are looking for a reliable and skilled Maintenance Technician to perform turnkey maintenance and upkeep for residential apartment units in the Oak Ridge and Oliver Springs area. The ideal candidate takes pride in their work, is comfortable working independently, and can handle a variety of tasks to keep units move-in ready.

Key Responsibilities

General Unit Maintenance

• Perform turnkey unit turnovers to prepare apartments for new residents
• Complete interior repairs including drywall patching, painting, and touch-ups
• Replace or repair fixtures, hardware, doors, locks, and windows as needed
• Ensure units are clean, functional, and move-in ready upon completion

Plumbing & Electrical

• Address minor plumbing issues such as leaky faucets, running toilets, and drain clogs
• Perform basic electrical repairs including outlet replacements, light fixtures, and switches
• Coordinate with licensed contractors for work requiring permits

HVAC & Appliances

• Change filters and assist with basic HVAC maintenance and troubleshooting
• Inspect and repair or report issues with appliances including stoves, refrigerators, and dishwashers

Grounds & Common Areas

• Assist with general upkeep of common areas and exterior grounds as needed
• Report any safety hazards or structural concerns to management

Qualifications

• 1–3 years of experience in apartment or residential maintenance preferred
• General knowledge of plumbing, electrical, drywall, and painting
• Ability to work independently and manage time effectively
• Reliable transportation and valid driver's license required
• Ability to lift up to 50 lbs and perform physical tasks throughout the day
• Strong communication and follow-through
